How can I view one of your properties?

Viewings can be made by arrangement with the office. You will normally be able to view any of our properties within 48 hours. To arrange a viewing for any of our properties call 0871 990 2292 or email info@cre8ingwealth.com.

Can I arrange to view a property out of office hours?

Under certain circumstances we will allow out of hours viewing up until 7:30pm and on Saturday mornings. In addition we may also occasionally arrange viewing on Sundays.

What kind of rental might I be expected to pay for a furnished or unfurnished property?

Rental prices vary depending on several factors, namely, the quality and location of property and the quality of any furnishings included.

What references will I need to provide?

A letter from your employer, confirming your employment and your salary. Also a personal reference from someone other than a family member who has known you more than 3 years, and a reference from your previous landlord. You will also need to provide proof of identity i.e. passport or driving license etc., and also proof of address, i.e. a recent bank statement or a utility bill.

What if I am a full time student or unemployed?

No problem. All we need if you're a student is to obtain a guarantor and a letter from your college or university confirming your course, a personal reference and, if you're under 21 years old, a letter of parental guarantee.

How long will it take before I can move in?

Assuming the Property is vacant, normally around 5 working days. A lot depends on how quickly you are able to supply us with your references. Once you have paid your deposit, we will hold the property for you for up to 7 days or possibly longer by negotiation. There is a holding deposit of £150 for this service.

When do I pay the first months rent?

The first months rent is paid once you actually sign the lease and on the same date each month thereafter.

When will I get my deposit back?

Your deposit will be refunded subject to the property being left in a satisfactory condition and proof that all final utility bills have been paid.

Define 'satisfactory condition'?

The property should be left in a condition it was in when you first moved in allowing the property to be immediately re-let

What length of lease is available?

All our leases initially run for either a six or twelve month period (other periods can be discussed) after which time (if a new agreement has not been agreed and signed) you will have to give us one clear months written notice to end on a period date to vacate the property. The landlord cannot ask you to leave during the first six months however after that date he can ask you to vacate the premises by giving you two months written notice.

What if something breaks down in the property?

For properties under our management, any repairs required within the property will normally be attended to within 48 hours, however there can be exceptions where the costs exceed £150.00. In this instance we will require to seek the owners instructions. For properties managed by the landlord you will have contact details in your tenancy agreement.

How can I be sure that the property I rent is safe?

For your safety we insist on up to date gas safety certificates and NIEIC certificates being held before we even consider letting a property. We also recommend that all properties where appliances have been included are duly tested by an approved engineer every 12 months.
