Terms and Conditions
  1. Cre8ing Wealth Ltd will provide you with Below Market Value properties.
  2. For each property purchased, Cre8ing Wealth Limited will charge a fee. The net client fee will vary depending on the property being purchased.
    You will receive a current active list with fees allocated against each property.
  3. All agreed fees need to be cleared funds into Cre8ing Wealth’s nominated account.
  4. You will receive a receipt/invoice detailing monies received and property details.
  5. Any monies received by the recipient for the fees in respect of supplying below market value property is refundable only if the searches transpire to cause a direct affect on being able to obtain a mortgage on said property and or if the survey suggests the same. Other legal costs in respect of normal legal fees on purchase or sale are to be bourn by you and are not refundable unless you choose to insure such costs.
  6. We are unable to accept cash payments
  7. Following our information supplied to you regarding below market properties and your consideration for which property you wish to purchase, your signature on this form shall be a binding agreement that you agree to pay the said fees and will purchase the said property.
  8. Documentation in respect of purchase contracts will only be released once cleared funds of fees are received and confirmed by the bank.
  9. You will be responsible for all costs in relation to purchasing the property such as search fees, valuation fees, solicitor costs or any other normal costs associated with the purchase of the property.
  10. Usually a deposit is required against the purchase price of the property – minimum £1000 and maximum 10% of purchase price unless otherwise stated at the time of commitment to purchase.
  11. On some properties it will be a condition of the offer that you use our nominated solicitor. The reason for this is they will be familiar with the property and will be able to get the transaction done in the time required and ensure you do not lose your money. Rest assured we will have negotiated good rates with any solicitor appointed and you will not be charged excessive amounts. In fact you will probably find their fees to be significantly less than you could obtain elsewhere.
  12. Once an exchange of contracts has taken place then a completion date will be nominated usually within 4 weeks after the exchange.
  13. It is your responsibility to ensure you have the funds arranged to complete on the purchase of the property on the agreed completion date.
  14. Due to the nature of sale type generally being a stressed sale internal viewings of the property can only be carried out at the time of the valuation, you can arrange to view the property with a surveyor.
